We were contacted by a homeowner from Redditch who was unhappy with the condition of their multi-coloured Indian Slate hallway floor. They were most concerned with the condition of the grouting, some of which was missing, and the Slate itself which was holding onto dirt. The floor now looked dirty and un-inviting, and they hoped we would be able to repair the missing grout and renovate the stone back to its original condition.

I visited the property to survey the floor and provide a quote for its renovation. The grout certainly needed attention, and it was clear to me that the sealer had worn off with use. Hallways are very busy areas and without a sealer in place dirt was now becoming ingrained into the pores of the Slate making it difficult to clean.

I worked out a quote for deep cleaning the Slate tile and grout, replacing the grout where needed and then sealing the floor to protect it and improve its appearance. The quote was accepted, and a date set for the work to start which would take three days.

Cleaning a Multi-Coloured Indian Slate Tiled Floor

I started by applying a strong dilution of Tile Doctor Pro-Clean and let it soak in for ten minutes so it could get a head start on breaking down what was left of the old sealer and ingrained dirt. The solution was then worked into the floor using a Black pad fitted to a rotary floor buffer which had extra weights added to increase traction. This action soon turned the solution into a dark slurry which was then rinsed and removed using a wet vacuum.

The Slate and Grout was then inspected any stubborn areas re-treated as needed. The pads can struggle to reach into the recesses of the grout line so more Pro-Clean was applied to the grout lines at this point. The grout was then scrubbed by hand to ensure it was as clean as possible.

After another rinse and extraction with the wet vacuum the floor was wiped over with fresh water and microfibres cloths before being left to dry off overnight.

Day Two started with repairs to the grout which was raked out where required and replaced with new grout that was colour matched to the original. The floor was then left to allow the grout to set and give the Slate more time to dry out before sealing. Its important that tiles are dry before sealing as too much moisture can affect the sealer curing and result in a patchy appearance.

On the third and final day the floor was sealed with Tile Doctor X-Tra Seal which is an oil-based product that gives excellent hard-wearing protection and excellent colour enhancement. This product is an impregnator that soaks into the stone, occupying the pores and thereby preventing dirt from residing there. The sealer will ensure dirt remains on the surface where it can be easily cleaned away.

Once complete the Slate looked so much cleaner and the grout very consistent and clean. My customer and her little dog were extremely happy with their restored floor and commented that I had saved it from being ripped up!

For the aftercare of sealed Slate tiles, I recommended they use Tile Doctor Neutral Tile Cleaner which is a mild yet effective tile and grout cleaner. Its important to use a PH neutral product like this as many products are simply too strong for use on a sealed surface and can prematurely breakdown the sealer.
